House history investigation with the resident/property owner
Length of ownership/age of home Known water intrusions or losses Known renovations or repairs HVAC maintenance-equipment locations Additional building problems/concerns
Forensic interviews with occupants of the property
Do you have pets? Allergies, asthma, headaches, sinusitis, etcetera? Prevalence, incidence and severity of symptoms? Doctors suggestions?
Perform visual inspection of the exterior of your home to assess any obvious drainage, roof, window, door, siding or gutter problems which may be causing water intrusion.
Perform visual inspection of the interior of your home to identify any suspect areas of water intrusion(s) or water loss(es) within the home. Perform inspection with our (CMDC) Certified Mold Detection Canine to assess the possibility and location of hidden mold.
All our inspectors are (CCH) Certified Canine handlers.
If you have pets, please remove them (their food and toys as well) to an area not being inspected or outside if possible. If you prefer we do not use our CMDC, please inform us prior to our arrival. CITS LLC. Reserves the right to decide upon utilization of the CMDC based upon the CIE/CCH opinion of the value of potential data generated.
Perform airborne particulate screen in every room (and outside as a comparison/control) utilizing an ARTI PC 106C-6 channel laser particle counter. This measures particles in the air from 5 microns to .3 microns. This size of particulateis inhalable and respirable. (able to enter the respiratory tract) Perform an environmental measurement protocol (temperature-relative humidity-specific humidity-dew point-CO and CO2 levels) in every room (and outside as a comparison/control) utilizing GrayWolf DirectSense IAQ Professional Monitoring Systems.
Perform moisture content analysis with Protimeter Moisture Measurement System.
Surface scan around areas of suspect or potential water intrusions and at CMDC alert locations to establish relative moisture values. Invasive moisture analysis for precise and localized moisture content measurements, if required. ( with the clients express permission)
Perform a limited visual inspection of reasonably accessible HVAC components; filters, return grilles, supply vents, coils, fan motor, drain pans and condensate lines.
Assess filtration efficiency of HVAC units. Post Investigation walk through (at time of investigation) with client to identify existing and/or potential concerns regarding the building, suspect mold growth and indoor environmental quality.
Based upon the house history, forensic interviews, exterior/interior observations, CMDC alerts, respirable particulate counts, environmental measurements, moisture analysis and professional data interpretation, we will determine the necessity and/or magnitude of sampling immediately following the on-site investigation.
Sampling and testing is not limited to mold. It is also available for a wide range of common indoor environmental allergens; including (but not limited to), bacteria, dust mites, cat dander, household dust, lead and chemical contaminants. This determination is performed with the input and permission of the client.
Sampling and laboratory analysis from an AIHA accredited laboratory is additional. ($95 per sample/analysis for the most common tests)
